While the market continues to be slow, home sellers have to get creative with their marketing strategy to entice buyers to purchase their homes. There are several marketing strategies that I have begun seeing lately that I had not seen in the past. Many of these strategies are being used to get people in the door to see their home, because the more showings you have the better your odds for selling and for a higher price. Some of these marketing strategies include gimmicks such as vacation giveaways, cars, Panthers season tickets, etc. I even saw one homeowner would personally mow the grass for the next year for the person who buys his house. I applaud the creativity of these agents and sellers. In the market we are in you definitely need to stand out above the rest, and I believe this will certainly help these people do just that. We will watch and see how this strategy works out. A few additional strategies that I would recommend to homeowners are: - $100 price decreases each week to keep the listing popping up on MLS hot sheets (if not for sale by owner). - Postlets – a free website that I just found that allows you to create a web flier that is organized and looks professional. I then post the flier on craigslist at least every other day. If you are a “for sale by owner” you should make sure that you have plenty of pictures available for anyone interested in your property. I would also recommend co-broking with agents, because the majority of home buyers use an agent to help them find their new home. If you are unwilling to compensate the agent, they will be unwilling to show their clients your home. There are several other legal issues that you should be aware of.
